The estimator above gives a simplified, educational range based on home value, existing mortgage balance, and borrower age. It does not use official HUD Principal Limit Factor tables and cannot account for today's exact interest rates, closing costs, or your full financial picture.

What determines how much you can receive
- Age of the youngest borrower — older borrowers generally qualify for more proceeds
- Appraised home value — up to the FHA HECM lending limit ($1,249,125 in 2026)
- Current interest rates — lower rates generally increase available proceeds
- Existing liens — any current mortgage is paid off from proceeds first
- Payout option — lump sum, line of credit, monthly payments, or a combination
- Financial assessment — property charge set-asides may reduce available funds if needed
HECM lending limit (2026)
For FHA-insured HECM loans, the maximum claim amount is capped at the FHA lending limit — $1,249,125 for 2026. San Diego homes valued above that limit still use the cap for calculation purposes on a standard HECM.

- Homeowner, age 70, home worth $900,000, no existing mortgage — may access a significant portion of equity as a line of credit or lump sum

- Homeowner, age 75, home worth $750,000 with $200,000 remaining mortgage — proceeds first pay off the mortgage; remainder available per payout choice
