Living in Oceanside

Oceanside is the northernmost coastal city in San Diego County, next to Marine Corps Base Camp Pendleton. It has a long wooden pier, a small-boat harbor, and a downtown that has grown a lot of new restaurants and hotels near the beach.

Prices near the coast run higher than inland neighborhoods to the east. The Oceanside Transit Center connects the Coaster, the Sprinter and Amtrak, which makes it easy to get around North County.

Local advice

What Oceanside buyers and homeowners ask me

VA loans near Camp Pendleton

Many buyers here are active-duty Marines, veterans or military families. A VA loan may allow a purchase with no down payment, depending on eligibility and entitlement.

Coast versus inland

Homes near the beach often cost more than those in east Oceanside. Comparing payments for both, including HOA dues and insurance, helps show what fits your budget.

Using your equity

Long-time owners near the coast may have significant equity. A HELOC, cash-out refinance or, for homeowners 62 and older, a reverse mortgage may help with income or updates without selling.
