Living in Rancho Peñasquitos & Poway
Rancho Peñasquitos is a community in the City of San Diego, between I-15 and the Los Peñasquitos Canyon Preserve. Poway is its own city just to the east, known for its trails, Lake Poway and larger lots.
Both areas are mostly single-family homes built from the 1970s on, and many owners have lived here for decades. That is why questions about staying, downsizing and using home equity come up often.

Local advice
What Rancho Peñasquitos & Poway buyers and homeowners ask me
Staying or downsizing
Many owners here are weighing whether to stay, move closer to family or buy something smaller. Comparing the real numbers on each path first tends to make the decision clearer. My Rancho Peñasquitos guide walks through the questions.
Proposition 19
Homeowners 55 and older may be able to take their current property tax base to a replacement home anywhere in California. You have two years to buy, and if the new home costs more, the difference is generally added to your taxable value.
Reverse mortgages
For homeowners 62 and older, a HECM may pay off an existing mortgage or provide a line of credit. The 2026 HECM limit is $1,249,125. Above that, a jumbo reverse mortgage may fit. You still pay property taxes, insurance and upkeep.
General information, not a loan offer. Not all borrowers will qualify. Subject to credit approval and program guidelines. Property tax details: California State Board of Equalization — Proposition 19.
