Living in Rancho Bernardo

Rancho Bernardo is a community in the City of San Diego, along I-15 about 25 miles north of downtown. It sits between Lake Hodges to the west and Poway to the east, with golf courses, rolling hills and red-tile roofs throughout.

Much of it was built from the 1960s through the 1980s, and it includes several age-restricted (55+) communities. Many owners have been here a long time, so staying, downsizing and using home equity are common conversations.

Local advice

What Rancho Bernardo buyers and homeowners ask me

Moving within Rancho Bernardo

Some owners want to stay in the area but move to a single-level home, often in one of the 55+ communities. A HECM for Purchase may let homeowners 62 and older buy that home without a required monthly mortgage payment. Taxes, insurance and upkeep still apply.

Staying put

If you want to stay where you are, a reverse mortgage may pay off an existing mortgage or set up a line of credit for later. A HELOC is another option if you prefer a traditional loan. Which fits depends on your age, income and plans.

Proposition 19

Homeowners 55 and older may be able to bring their current property tax base to a replacement home anywhere in California. You have two years to buy, and if the new home costs more, the difference is generally added to your taxable value.

General information, not a loan offer. Not all borrowers will qualify. Subject to credit approval and program guidelines. Property tax details: California State Board of Equalization — Proposition 19.
